Most buyers begin online with sites like realestate.com.au and Domain, then attend open homes or auctions to get a feel for the market. You’ve likely set a budget and factored in extra costs like stamp duty, conveyancing, loan fees, registration, and inspections.
Now’s the time to put together your support crew. We can connect you with trusted mortgage brokers, independent inspectors, and local buyer’s agents—people we’d personally use ourselves. We never take referral fees.
Before seriously pursuing a property, secure pre-approval from your lender. This is their initial check on your finances and borrowing capacity (often subject to conditions like a property valuation). A good broker can make this smooth and stress-free.
With your team in place and finance underway, you’re ready to hunt for your dream property. Talk to local agents at open homes so they know your needs—you might get early access to new or off-market listings.
Once you’ve found a property, we review the contract for you. We’ll flag any risks, suggest amendments, check planning and title details, and ensure you have all the information to make a confident decision.
If we identify issues, we may recommend negotiating contract changes before making your offer. This can depend on the property, the market, and whether you’re buying at auction or via private treaty.
You’re now ready to submit your offer—with or without conditions. In NSW, offers aren’t binding until contracts are formally exchanged. This means you can withdraw any time before exchange (unless you buy at auction or directly after).
Before an unconditional exchange or auction, know exactly what you’re buying. Building and pest inspections—and strata reports for apartments—help you assess the property’s condition. We can arrange these for you.

When everything’s ready, you sign the agreed contract, the seller signs an identical one, and they’re formally dated as exchanged by the vendor’s conveyancer or agent. The deposit is paid, and if applicable, we provide a signed 66W Certificate. Only then is the sale legally binding.
